Kundli, Sonipat & Panipat: Ideal Investment Destination

Developers and investors are eyeing the Kundli, Sonipat, and Panipat belt as the rates here are still low, compared to the other parts of the NCR, and there is tremendous scope for appreciation and high returns on investment.

Developing zones like Kundli, Sonipat, and Panipat are offering good options for residential, commercial, and industrial properties with infrastructure coming up rapidly along the stretch of NH-1. Developers and investors are eyeing these areas as the prices have gone up appreciably in the other parts of the NCR, while the rates in Kundli, Sonipat, and Panipat are still low and investors can hope to make quick profits. The 135 km-long KMP Expressway in the vicinity is nearing completion and will provide faster access to the IGI Airport and facilitate the development of a new commercial corridor in the region.

Kundli, Sonipat, and Panipat are also strategically located with a number of mega infrastructural projects coming up in the area: there is a plan for an orbital rail corridor along the KMP expressway; 10 universities are to open in the Rajiv Gandhi Education City; also, a 250 acre food processing SEZ, major industrial parks, and an industrial hub for petrochemicals in Panipat have been planned.

The Rajiv Gandhi Education City is spread over 2,5 0 0 acres with the campuses of institutes of higher education across the fields of management, architecture, engineering, law, telecom, medical, insurance and biotechnology. In the first phase, the education city would have the extended campuses of IIT Delhi, National Law University, Bharti Vidyapeeth University, FORE School of Management, Manav Rachna International University, Asian Education Society, Skyline Business School, Ashoka University, NC College of Engineering and Research, Hindu School of Architecture, RIMT Technical Campus, Balwant Rai Institute of Technology and Research, and SRM University.

The chief minister of Haryana, while inaugurating the education city in 2012, said the state would invest nearly Rs 15,000 crore on the overall development of the education city. He said the campus would house nearly 1.5 lakh students and create employment opportunities directly and indirectly for about 50,000 people.

Infrastructural Development:
The Kundli-Manesar-Palwal (KMP) Expressway (also known as the Western Peripheral Expressway) which inter-connects four highways—NH-1, NH-2, NH-8, and NH-10 in Haryana—is nearing completion. A 100-metre-wide road from the IGI airport to Narela is the other major connectivity project in the area.

Apart from road connectivity, the government is also focused on improving the rail network of the area. Kundli is to soon have a Metro stop as part of the Rapid Rail Transit System, which would connect ISBT in Kashmiri Gate to Sonipat and take only 20 minutes either way.

Realty Development in Kundli:
Kundli’s property market offers very lucrative investment opportunities with several options in residential and commercial properties. The area is adjacent to the forthcoming KGP and KMP expressways. Apart from sale, many commercial and residential properties are also available on lease.

Some of the major developers in the region are TDI, Ansal API, Jindal Real Estate, Eldeco, Parker, Omaxe, Parsvnath, Vardhman, Apex Developers, etc, who have a number of projects already lined up; other commercial ventures include IT parks, SEZs, a biotech city, a cyber city, a fashion city, and entertainment malls.

TDI Group is a major player here; it is developing TDI City, a residential township over 1,250 acres. The township has plots of 250, 350, 500, and 700 sq yards, with nearly eight acres of frontage and two entry and exit points. Over 600 families have already moved in and by the year end over 2,000 more families are expected to take possession, a spokesman of the firm said.

Apart from 2,500 ready-to-move-in 2-, 3-, and 4 BHK units in its Kingsbury Apartments, the TDI City offers ready-to-movein units in TDI My Floors, which comes in the format of ground plus two independent floors and expandable villas. TDI Villas of 500 sq yd built by TDI are fully occupied.

TDI City, a self-sufficient township, offers an assortment of options like plots, independent floors, expandable villas, apartments, and limited edition of luxury floors in various sizes. A company spokesman said that nearly 700 families have already moved in. Ravinder Taneja, vice-chairman of TDI Group, says: “Commercial set-ups are an inevitable part in any township development. TDI City has two malls-cum-multiplexes, high street shopping complexes, SCO’s and commercial spaces of various sizes to cater to the entertainment and shopping needs of the residents. Major brands like Bikanerwala, Mahal, Café Oz, Federal Bank, Mahindra’s, etc, will be starting their outlets here soon. Q cinemas, a 3-screen multiplex is already operational and has very good footfalls, as it the first multiplex of the area, strategically located on NH-1.”

Realty Development in Sonipat:
At present, residential property in Sonipat is being sought out by a number of customers, compared to its commercial and retail segment. Sonipat is fast emerging as an excellent residential and investment destination as it has large tracts of land available for development, and at low property prices too. An eight-lane express highway has been planned for the area, which would connect industrial areas of Sonipat, Gurgaon, Bahadurgarh, Jhajjar, and Palwal. Many corporate groups are planning to develop an SEZ around the expressway.

Major developers who have residential and commercial projects here include Landmark Group, Mapsko Builders, Eros Group, TDI, Parsvnath, Ansals, Omaxe, Eldeco, Tulip, and Jindal Greens. Land rates have registered an average appreciation of nearly 100-150% over the last couple of years.

Omaxe Group is developing Omaxe City, an integrated township on 357 acres in Sonipat; the project offers plots, villas, independent floors, and commercial space. This environment friendly township has facilities like schools, a hospital, a shopping mall and recreational zones. Around 120 families have moved in with another 300 expected in the next six months since Omaxe offered possession of villas and flats, a company spokesman said.

Eldeco Group has Eldeco County, an integrated township, comprising expandable private villas in a lush-green landscaped environment in Sector 19, Sonipat.

Realty development in Panipat:
Panipat is 90 km from Delhi and continues to grab the attention of investors. Panipat has the distinction of being a petrochemical hub. New infrastructural developments and improving connectivity have prompted many real estate developers to invest in Panipat.

Pranav Ansal, vice-chairman of Ansal API, says: “The government has approved the acquisition of 5,000 acres for industries related to petroleum, chemicals, and petrochemicals. The proposed region is expected to attract 400 companies and an investment of more than Rs 13,000 crore is in the offing; all these developments are sure to boost the real estate market of this area in the coming years.”

TDI City is an integrated residential township in Panipat over 300 acres; Eldeco Group is developing Eldeco Freedom Floors, an integrated residential township, in Sector 40, Panipat; these have floors, villas, and plots. Ansal API, Parsvnath, Ambience, Splendor, etc, also have residential projects in this town.
