Ready-to-move-in projects on Noida Expressway


Some of the fastest developing sectors on Noida Expressway are now offering newly-constructed ready-to-move-in houses of several realty majors.
Projects like JP Wish Town, Grand Omaxe, Paras Olympia, Paras Tierea, Paras Seasons, Amrapali Sapphire, Amrapali Zodiac, Amrapali Platinum, Amrapali Silicon City, etc, have already come up and are offering world-class facilities including good social and commercial infrastructure to customers.

Keeping the advantages and better returns in mind, end users and investors have shown keen interest in this market and according to realty watchers, the developers in this area have been flooded with inquiries.

The projects here range from high-end luxury to affordable and while some are almost complete and likely to be delivered by the year end, several of them are ready for possession.

There are number of ongoing and recently launched realty projects in areas like Sectors 94,95,96,97,100,101,110,107,137,142,143,149,150,and 168 along the Noida Expressway. These sectors offer great scope for strong and sustained growth for all real estate segments.

Developers, realtors and property professionals are all upbeat about the future prospects of real estate in this emerging location. Here prices are still in the range of Rs 4,500-5,000 per sq ft onwards, depending on the size and the location of the property. These ready-to-move-in projects along Noida Expressway have various options, ranging from the affordable and mid-segment to luxury residential projects coming with high technology and world-class facilities.

People are now moving into this area as the locality has excellent social and physical infrastructure coming up, like educational institutes,5-star hotels, shopping malls, hospitals, and commercial hubs, which has the potential to convert the area into a very decent upmarket place to live, and even work.
Additionally, flyovers, underpasses, a Metro link and the operational DND Expressway, along with wide city roads, are promising to make commuting to and from the area easy.

Jaypee Group has major land bank along the 165km-long Yamuna Expressway. Jaypee Group has got the right to develop 2,500 hectares with a 90-year lease, which is expected to consist of 1,162 acre parcels, at five different locations along the Yamuna Expressway: one in Noida, two locations in Jaganpur, Mirzapur (Gautam Budh Nagar district), and t one location each in Tappal (Aligarh) and Agra. Jaypee Wish Town Greens in Sector 128 includes five sectors.

Now, Jaypee Greens is offering possession in select towers at Pavilion Court in Wish Town. These towers are the first set of apartments that are being given for possession in Jaypee Greens Wish Town. These towers are strategically located and offer a serene view of nature and the golf greens.

These are fully-finished, modern, hi-efficiency apartments; the apartment size ranges from 1BHK studio apartment to 3BHK family apartments, offering a wide range of units to choose from.

Wish Town is one of the finest integrated township projects in the NCR; it is expected to house around 35,000 residents in the near future. Wish Town is spread over 463 hectares (1,150 acres) offering the choicest residential, institutional, educational, healthcare, and recreational facilities to its residents. It has a mix of plots and apartments that range in sizes from 128 sq metres to 418 sq metres, along with an array of townhomes, mid- to highrise apartments, and lavish penthouse units.

At the heart of Wish Town there are two Greg Norman signature golf courses, which are ready and have already many members availing the services.

Omaxe Ltd has three realty projects in the area: Omaxe Forest, Omaxe Forest Spa, and Grand Omaxe. After delivering Grand Omaxe, the group is in the process of handing over Omaxe Forest Spa. Almost ready for possession, Omaxe Forest Spa is a highrise luxurious project with four-bedroom luxury apartments with world-class facilities like common clubhouse, swimming pool, banquet halls, guest rooms, sauna, Jacuzzi, and billiards and table tennis facilities.

Grand Omaxe is located in one of the premium residential complexes-Sector 93 on Noida Expressway-and offers excellent connectivity and world-class facilities. The projects offer 2BHK, 3BHK, and 3BHK with servant rooms in sizes that range between 1,110 sq ft to 1,940 sq ft.

Eldeco Infrastructure has two projects-Eldeco Olympia and Eldeco-The Studio on Noida Expressway, with ready-to-move-in units. Both projects are located in Sector 93A on the expressway. Eldeco Olympia has 184 units in two towers priced at Rs 1.33 crore onwards. The project is a highrise residential complex offering a range of units from three-bedroom luxury apartments to large, duplex penthouses; the project has world-class facilities and landscaped green area with all-weather swimming pool, sports courts, etc. Eldeco-The Studio has 52 studio apartments priced at Rs 77 lakh onwards. Each studio apartment is of 825 sq ft and consists of one bedroom plus drawing-dining area, toilet, and a kitchen.

Paras Buildtech has two residential projects on Noida Expressway-Paras Tierea and Paras Seasons. Paras Tierea, which is located on a three-side open plot in Sector 137 off the expressway, is over 30 acres facing the KPMG building; it is set to deliver around 1,200 units in 11 towers. The project offers a wide choice of two, three, four bedroom, studio apartments, and duplexes units and has two commercial projects as well. It comes with a club over 1 lakh sq ft, thematic garden for elderly people, all-weather swimming pool, baby pool, health club, hyper market, etc.

Harindra Nagar, MD of Paras Buildtech, says: “Despite facing bottlenecks, the real estate market on both sides of Noida Expressway has seen continuous upward trend as far as property prices are concerned. The proposed Metro connectivity along the expressway has already added few more stars to this end-user market. Commercial and retail real estate will play only a supplementary role to the dominant residential market here.”

Although most of the projects involve high investment, projects for middleclass and limited-budget buyers are also to be developed on a 3-5 km stretch along the expressway. The existing properties have been registering good appreciation in the last one and a half years. Two forthcoming premium residential projects from Unitech, Unitech Cascades and a golf-themed residential condominium, Unitech Grande, are already receiving a lot of attention from property seekers.

Supertech Group is set to deliver 5,125 apartments in different locations of the NCR like Noida, Greater Noida, Ghaziabad, and Meerut this year. R K Arora, CMD of Supertech Ltd, says, “We are going to deliver 1,900 apartments of Czar in Greater Noida and 225 apartments of 34 Pavilion by December 2013.”

Amrapali Group is also going to deliver around 10,000 dwelling units in different locations of the NCR by the end of 2013,a spokesman of the firm said. Anil Sharma, CMD of Amrapali Group and president of Credai-NCR, says: “We have already started giving possession in our projects like Amrapali Zodiac, Amrapali Sapphire, Amrapali Silicon City, Amrapali Princely Estate, Amrapali Village, Amrapali Empire, and Amrapali Castle. The project has been launched in two phases: the first is being built at a cost of Rs 275 crore over 10 acres, with 1,100 houses. All flats are booked here. It is targeted to be delivered by end of 2013.The second phase is over 12.5 acres and offers 2-, 3-, and 4BHK units of 1,140-3,075 sq ft.”

Supertech is developing Supernova, one of India’s tallest and largest mixed use developments over 5 million sq ft, in Sector 94.The project has five towers: Spira (Iconic Tower, India’s tallest mixed use development of 80 floors, standing at 300 metres), Nova East, Nova West, Astralis, and a hotel tower. Supertech has also tied up with Armani/Casa, which has also designed residences in Dubai and Mumbai.
