Home maintenance tips

Affordable houses in GhaziabadIn order to maximize your efficiency and actually get all of these tasks done, you might want to create a list of to-dos for yourself.  Here is a brief list of tasks to maintain your home, on a monthly, bi-annual and annual basis.

  • Clean kitchen sink disposal. The handiest and best all-around solution seems to be vinegar ice cubes. Put some vinegar in an ice tray and let it freeze, then run the ice cubes through the disposal.
  • Inspect your fire extinguisher(s) : This inspection doesn’t require much: ensure it has easy access (not being blocked by a garbage can or anything else), such that the gauge shows adequate pressure, and that it has no visible signs of wear and tear.

  • Run water and flush toilets in unused spaces. This mostly applies to guest bathrooms, or any other sinks/water sources you don’t use on a regular basis. The idea is to prevent grime or any other kind of build up. Regularly running a little bit of water will prevent this.
  • Give your house a deep clean.Take one Saturday every six months with your whole family, and give the whole house a proper scrub. Appliances, windows, dusting every nook and corner, etc. Keeping things clean and not letting dirt/grime accumulate over years will help keep your home in top shape.

Inspect the exterior of your home. Is any paint chipping? Is any siding damaged from winter? Are there any holes in your brick? Take a close look all around your house, and make any repairs as needed. Also be sure to check the foundation for any cracks.

  • Get your air conditioning system ready for summer; consider having it serviced.
  • Repair/replace damaged window screens.
  • Inspect roofing for damage, leaks, etc.Repair as needed; you may need a professional.
  • Take care of any insect problems you may have: Ants, spiders, moths, etc. are all common, and fairly easy to take care of. Keep cobwebs clear, have ant poison handy, make sure all doors are tightly closed, etc.
  • Tighten any handles, knobs, racks, etc.Go through the house and inspect anything that could have a loose screw.
  • Check all locks and deadbolts on your doors and windows. If anything doesn’t work right, replace.

Latest Kitchen Trends

builders in GhaziabadThe kitchen in the urban Indian home is no longer the domain of the cook or the servant alone. With evolving family norms like working couples who prefer to rustle up their own meals and men working from home, kitchen set-up and decor are increasingly occupying a significant place in the field of interior decoration as the kitchen is no longer regarded as a space used merely to cook food but an intimate family space that must necessarily appear inviting and yet be useful and functional.

Formerly a kitchen was supposed to look dull and somber with stainless steel cabinets and fittings. Nowadays however, these are increasingly giving way to warmer metal tones as brass and copper.  Even Iron and similar tones are becoming popular.

For smaller kitchens in city apartments, small, compact corner sinks are fast gaining popularity. This is not just a wonderful way to utilize that unused corner in the sink, it is also considered cute and chic.

Wooden accessories including wooden cabinets and counters can transform an ordinary kitchen into one of the sleekest, most elegant spaces in the house.  More and more people prefer to accessorize their kitchen with simple yet superb wooden items.

Colorful splash-backs are in this season!  Many interior designers and home owners are now choosing to decorate the kitchen with bright, vibrant colors and unleash excitement in the kitchen.  Pretty iridescent tiles, marble slabs with interesting patterns and colorful latticed cabinets have become quite a rage with people who regard the kitchen as something more than a place to cook and store.

Kitchen lighting is no longer confined to boring bulbs and overhead lights.  With regard to exposed lighting, the artistically inclined are increasingly veering towards light fixtures that are showpieces and marvels in themselves.  On the other hand, layered lighting and lighting in hidden spots under shelves and cupboards are also catching the fancy of those with more subtle and understated tastes.

Countertops using black granite or quartz breathe character into the kitchen.  Whether left glossy and varnished or with a dull matte finish, such countertops do not fail to infuse the kitchen with immaculate elegance.  Black countertops with a matte finish are considered all the more stylish this season.

Open shelves and cabinets, though not quite the norm in Indian kitchens yet, are gradually being given preference by those who own not just pretty kitchens but pretty kitchen paraphernalia as well.  Open shelving allows people to display their exotic collections of crockery and other delightful kitchen accessories that, needless to say, have their own special appeal.

Last but not the least, Indian kitchens, like their Western counterparts, are also being transformed into kitchen- cum dining spaces with large kitchen islands and elegant chairs or stools.  This concept is especially gaining ground in condominiums and furnished apartments with modular kitchens.  Wooden, Metal, marble-top, mahogany-topped, vintage-style, glass-top,  or with bar stools- the gamut of kitchen islands is huge.  It is only a matter of time before they gain complete acceptance in the urban Indian kitchen.

Gardening and Landscaping Tips

Traditionally an Indian home was never complete without a courtyard and a vegetable farm. However, with space becoming a much coveted item in urban Indian clusters, gardens are increasingly becoming a rarity in most homes.

real estate developers GhaziabadAt the same time, ardent lovers of gardening are not just investing in cozy country homes located away from the city centres, new age gardening concepts like terrace gardens are also catching the fancy of verdure lovers. As a result, gardening- typically regarded a western hobby- is flowering like never before!

Be it hanging pipe planters on PVC pipes, potted tomato plants, exotic culinary herbs planted in boxes and troughs, rose gardens or traditional garden hedges- gardening comprises a wide gamut of fanciful options. One only needs a dash of imagination and innovation to create wonders with our green friends.

top real estate companies Delhi NCRWhile pipe planters on PVC pipes present an unusual gardening idea, growing potted tomatoes and other vegetables are gradually growing in popularity. Earlier, no Indian household was complete without the humble Tulsi or Basil in the front courtyard. Now again, Basil has found a special place in the kitchen gardens of gardening connoisseurs who have started growing it and other exotic herbs like thyme, sage and mint with great care. Rose gardens and traditional garden hedges call for sprawling gardens and lawns that are uncommon, but not entirely impossible to come across in the homes of the well-heeled.

Realty Market of Delhi NCR

The capital and its suburbs have always been country’s one of the robust realty markets in the country. The demand of mid-segment housing has significantly increased. The luxury residential sector has lately witnessed a slight market drop. This has lead to a slump in the economy. Subsequently, buying a home is a distant dream for many buyers.

The residential sector of Delhi NCR is moving towards affordable houses in upcoming locations. It includes residential projects in Noida, Greater Noida and Ghaziabad. The real estate developers are constructing innovative and robust infrastructure in tier 2 and tier 3 cities.

The demand of homes has increased and changed drastically from low-rise plot development to high-rise apartments and complexes. Builders in Noida and Greater Noida have introduced a diverse range of affordable projects that boast prime locations and greenery. These housing societies have been developed with privileges such as sports club, gym, spa, swimming pool, amusement park, gardens, covered parking space and health club.

Mohan Nagar and Noida Extension are becoming a hub for newly launched residential projects. These projects are perfect for those with limited means. This area offers good connectivity by bus and proposed metro stations to Delhi. The residential area is a perfect combination of high end living surrounded by lush greenery.

Two National Highways Flourishing Ghaziabad Real Estate

The property of Ghaziabad thrives along two national highways NH-24 and NH-58. The new residential projects are rising because of proximity, innovative infrastructures and excellent connectivity to Delhi NCR. The metro rail project of Delhi government has been already appended a boost in the connectivity and the junction Anand vihar has already boost the mobility.

Commercial and residential projects are rising in the region includes Mohan Nagar, Indirapuram, NH-24, Vaishali, Vasundhara and Kaushambi. A well-planned infrastructure and affordable rates of realty draws the attention of buyers. Two national highways thrives the interest of buyers and turns the city from dusty to high demand. A flyover at Mohan Nagar, Ghazipur Chowk and a residential zone at Raj Nagar Extension are connected to NH-58. Hence; it becomes a preferred destination for buyers.

Delhi is becoming unaffordable for common man so, the end users and investors are moving towards Ghaziabad. Raj Nagar Extension has a sufficient land for construction in affordable rates. All these factors make the Ghaziabad the most demanding realty spot for buyers. The options of 2, 3 and 4 bedrooms are ready to use or under construction in the reasonable rates depending on the location and available amenities.

Festive season, Market Conditions Beckon Investors

This festival season, as always, the real estate market is likely to see more offers from lenders and industry with rates holding steady.

People are slowly returning to the real estate market as an investment avenue. It began with the Reserve Bank of India (RBI) initiating some gradual steps to infuse more liquidity into the banking system to promote lending and growth. The industry has been demanding a softer monetary policy for some time now and these steps led to more interest in property on the back of expectations of easier loan terms.

This festival season, as always, is likely to witness more offers both from lenders and industry with rates holding steady.

Another development that is pointing to more investor interest in the real estate sector is the steady depreciation in the value of the rupee. With the dollar bringing in over Rs 60 now, NRIs earning in dollars are looking at investing in property here given the increasing capital values and rentals. The dollar gaining value translates to lower property prices for investors from abroad, making property an even more attractive option given the market conditions here.

Also, the rapid urbanization leading more people to relocate to cities in search of better opportunities is leading to a growing demand for property.

Given these market conditions, it makes sense for investors, especially high net worth investors, to evaluate their portfolio again. Property has a strong case to be a part of an investment portfolio. A portion of equity and equity-based products that are taking a beating at the bourses can be liquidated to raise the margin money. The tax benefits on a home loan to acquire a second property bring down the effective interest cost of the funds, and make the investment even more efficient.

A large number of investors entering the property market will mean a spike in the price graph. In this context, a project makes a good buy at the pre-launch offer stage, given the fact that it will command higher prices even as the construction progresses. Add to this the benefit of festival season offers from lenders, and investors have an attractive option that promises to beat the inflation effect over a period of time.

A key aspect of leveraging property to draw more from your investment portfolio is in efficient management of margin money and home loan finance.

Family arrangement is binding on The Members

Key terms of a family settlement.

Each time there is a crisis in a family, there is talk of a settlement. However, not many know the ingredients of a family settlement. Technically, a family arrangement is an agreement between members of the same family, intended to be general and reasonable for the benefit of the family. It is intended to clear the air over doubtful or disputed rights and preserve the family property—the idea here is to avoid litigation by saving its collective honour.

The agreement in such a case may be either express or implied. An implied family arrangement can be deduced from a lengthy course of dealing. However, the terms are spelt out by way of an agreement, in the form of a deed of ‘family arrangement’. To put the binding into effect and the essentials of a family settlement in a concrete form, the matter may be reduced to specific terms.

The family settlement must be bona fide, in order to resolve family disputes and rival claims, by a fair and equitable division or allotment of properties between the various members of the family. It must be voluntary and not ‘induced by fraud, coercion or undue influence’.

A family arrangement may be even oral in which case, no registration is necessary. Members, who may be parties to the family arrangement, must have some antecedent title, claim or intros-even a possible claim in the property, which is acknowledged by the parties to the settlement.

Additionally, if one of the parties to the settlement has no title but under the arrangement, the other party relinquishes all its claims or title in favour of such a person and acknowledges him to be the sole owner, the antecedent title must be assumed and the family arrangement will be upheld.

Despite a bona fide dispute present or possible, which may not involve legal claims, if settled by a bona fide family arrangement, which is fair and equitable, the family arrangement is final and binding on the parties to the settlement.

Registration would be necessary, only if the terms of the family arrangement are reduced to writing. Here, a distinction must be drawn between a document containing the terms and recitals of the family arrangement made under the document and a mere memorandum prepared after the family arrangement has already been made.

In such a case, the memorandum does not create or extinguish any rights in the properties and therefore does not fall within the ambit of ‘mischief’ of Section 17 (1) (b) of the Registration Act, and is therefore not compulsorily eligible for registration.

Rising defaults by short-term realty investors add to developers’ woes

Short-term real estate investors, a source of quick funds for housing projects, are increasingly defaulting on payment to developers, as economic slowdown and rising cost of living keeps regular home-buyers on the fringes, narrowing exit routes for speculators.

A large number of such investors— who generally buy multiple properties and sell them in six to eight months for quick gains—are approaching developers for refunds, and in some cases even taking them to court, according to some real estate consultants.

“The number of defaults by short term investors has gone up in recent months,” said Navin Raheja, president of National Real Estate Developers’ Council.

India’s property market has slowed over the last few quarters. The slump is more pronounced in its housing segment, where developers are offering discounts to push sales. In the resale market, home-buyers are ready to wait it out. This has not just raised inventory and pinned down prices, but also shrunk the pool of buyers that short term investors target.

“A developer’s cash flow goes for a toss when investors don’t pay up,” said Samarjit Singh, managing director of India Homes, a property broking firm. “Cancelling a booking is the worst option for a developer.”

According to property consultants, short-term investors have cornered 50%-60% of newly built homes on the Dwarka-Manesar Expressway in Gurgaon and about a third of homes coming up in Noida-Greater Noida Expressway. The equation would be similar for the different suburbs of Mumbai, they said.

While some speculators managed to exit these properties before the slowdown set in, a large number of them are still stuck for want of buyers. Many over-leveraged investors who had picked up properties in the last one year are now willing to offload apartments at handsome discounts, sometimes even going up to 30%.

While the discounts are a big attraction, the sentiment in the property market because of the higher inflation, jobs cuts, increasing interest rates and an environment of massive uncertainty all around is pushing end-users to stay away from the real estate market.

Real estate speculators generally pay 20%-30% of an apartment’s value over about six months. When the housing project developer increases prices, these short-term investors sell their apartments to either other investors or end-users at a profit.

“These were the investors who would bring in the much needed liquidity for the developer at the beginning of a project,” said Santhosh Kumar, chief executive officer, operations, at Jones Lang LaSalle India.

According to a Noida-based broker who did not wish to be named, developers generally use such investors to increase prices. “Many developers would offer special rates to them for coming in early, sometimes even before all approvals for a project are in place. The investor was happy because he entered the project at a much lower price than a regular buyer and exited with a good profit,” the broker said.

In view of the situation, some property developers are keeping short-term investors out of their newly launched projects. “They are weeding out such investors by running personal wealth checks on potential investor and asking them for their bank statements before selling homes,” said Abhay Khemka of Khemka Investments and Properties in Gurgaon. “They are also asking brokers to do tougher due diligence before bringing in investors.”

Vintage look for Spaces

Designers and homemakers are drawing inspiration from older styles to create show-stopping interiors.

The concept of design has changed dramatically. It no longer features a gaudy, in your-face style, obedient to the latest trend that ends up looking dated a few seasons later. Homeowners are no longer afraid to express their personal style and this has resulted in some amazing reincarnations of design ideas and concepts, many of which are comebacks from the past.

Furniture First:
Be it the living room, bedroom or study, it’s all about highlighting certain key pieces of furniture to centre the room and give it character. Nowadays, furniture-making has been elevated to an art form and is no longer looked upon as a simple exercise in carpentry. Furniture transcends mere functionality today. A chair isn’t merely an object you sit on but an intricate piece of your home that can set the mood, reflecting identity, emotions and lifestyle.

The craze for an old fashioned four-poster bed, vintage dressing table or a pair of armchairs is back. Homemakers love the old-world charm and detailing of a four-poster bed that make a dramatic style statement, helping it create a visual centre in a room.

Another piece quickly gaining popularity is the old-fashioned dresser. A striking vanity or dressing table can be the style statement in any bedroom. Whether it is custom-built cabin entry or a small table in a nook that becomes a dressing area, there are plenty of attractive design options to choose from. Decorate your dresser with romantic overtones in the form of framed pictures, flowers or a box filled with personal effects.

Before you toss out an outdated, worn-out sofa or an old-fashioned writing desk in an attempt to add some style to your home, consider some simple do-it-yourself solutions. You could easily perk up your sofa by reupholstering it in a modern fabric with a bright red colour along with a contrasting trim of lime green.

Berry-colored stripes have become all the rage as well, and add a fresh, vibrant feel to any room. Strip the veneer or polish off your old writing table and go for a paint job in any bright colour from mustard yellow to lime green. Don’t forget to change those tarnished drawer knobs for a final finishing touch.

Bare Look:
A touch of raw wood is wowing the world of interior design these days. Raw wood fits into any home decor, whether vintage or modern.

Go shopping in antique furniture stores for small items to add to your rooms, whether it is a mirror frame or a piece to accent a wall. However, don’t go overboard or your room can end up looking like a hunting lodge in the highlands.

Wallpaper wow!
If you thought wallpaper was tacky and was to be limited to your grandmother’s home, think again. This trend is back but with modern twists. Nowadays, you can choose your wallpaper from an array of shades and patterns that lend character and style and are an instant fit for any room. Rather than wallpapering a whole room, try it just on an accent wall or in a small space such as an entryway or powder room.

Light up the room:
Glamorous art deco shades or a chandelier centrepiece in the living area are fast becoming favourites with homemakers. Vintage reading lamps that are curvaceous and colourful add shape and visual weight to side tables and nightstands. Whether they are in solid colours or muted ones, these lamps effortlessly become part of any room, adding a hint of glamour and style.

Go old-school:
Old-school is the new cool in the decor world. Old school-style furniture, such as desks and benches, are being painted and remodelled to add a whimsical touch to homes these days. Textured painting and a touch of polish can transform these sturdy items into design worthy decor.

Quick Bites:
Homeowners are no longer afraid to express their personal style and this has resulted in some amazing reincarnations of design ideas and concepts, many of which are comebacks from the past.

Wooing customers with Branded Homes

Realty companies are going all out to woo customers by offering them branded and special homes.

Even though there is gloom over the economy, realty players are coming up with new and innovative products for their discerning buyers.

You can call them as branded or designer homes. Realty major Supertech, in association with Disney India, is creating the magic of Disney at their proposed residential project, Fable Castle, part of an integrated township, Golf Country, located on Yamuna Expressway, Greater Noida.

R K Arora, CMD of Supertech Limited, says: “Disney characters and stories have inspired every generation and this will give an opportunity to all those who want to have Disney magic in their homes.”

CHD Developers, too, is in the fray of building super luxury and branded homes and is coming up with Spanish Meadows-duplex villas inspired by Spanish architecture-in Karnal. The USP of the villas is that they are ‘expandable’ and have been conceptualised keeping in mind the spiralling aspirational living of the rich, urban customers.

“The lavish villas allow residents to expand their units in accordance with their aspirational lifestyles, ” Gaurav Mittal, MD of CHD Developers, says.

Devinder Gupta of Century 21 DGS says: “These super luxury projects have many takers even during this period of lull in the market. Rich and famous Indians as well as NRIs buy branded homes. If such products had no buyers, realty players would not have made them in the first place.”

Realty companies usually instruct architects to give something unique in their designs in order to attract possible buyers; currently, kitchens are getting a lot of attention from them.

Of course, the kitchen is a space that needs careful and proper planning. Care must be taken in placing the kitchen appliances correctly and the height of the kitchen counter must be calculated accurately.

Nuzhat Alim, director of ILD Developers, says: “It is the endeavour in all our projects to make kitchens the clincher. Usually, as the lady of the house has the final say in finalizing a purchase, we put extra effort to impress them. I feel the flooring in any kitchen should be 1 cm lower than the other floors in the house, and, ideally, paved with marble tiles, ceramic tiles, or terrazzo, which are resistant to chemicals. The kitchen should have a minimum height of 2.75 metres from the surface of the floor to the lowest point in the ceiling. The counter top or the kitchen platform should be placed at a height of 30-36 inches.”

Washrooms, too, are getting a lot attention from realty companies. “If you cannot give a good washroom, it is not possible to sell your product. It is very important for us to be abreast of the latest trends in design and fancy fixtures that go into the modern washrooms and toilets, as customers are very finicky about them. Should it be spacious or cozy? What sort of layout will be best? You must know all these to impress the customers-and, yes, branded fixtures always draw sighs of appreciation,” Sanjay Khanna, director of Kailash Nath Projects, says.

“For people going for a house hunt, it will further their interest enormously if they check out photos of bathrooms from the internet, or one of those innumerable fashion or decor magazines that detail the latest trends-they can then demand these in their new homes, and get them too. Photos and images of other bathrooms can help one visualize the style and character of their new bathroom,” Nikhil Jain, CEO of Ramprastha Developers, says.

“A good bathroom design, like for any other room, benefits from natural light. Getting natural light into your bathroom while maintaining privacy from the neighbours requires good planning; many people spend a lot of their time there. Thus, we have to make it very good with all possible luxuries fitted in it,” Ajay Agarwal, director of Avalon Developers, says.

No wonder that realty companies are putting in such effort to make their products branded and attractive.
